Landlords

Do you perform property inspections?

Yes, we usually perform yearly property inspections. This is done to check the condition of the property and if any maintenance is needed. We try to respect the privacy of our tenants whilst we do this.

Do you reference tenants?

All applicants are fully referenced – including credit checks, employment verification, income affordability, and previous landlord references.

How do you perform maintenance services?

We use trusted third party services that are fully certified and vetted. If as a landlord you want to use your own services we do allow as long as they are fully certified. 

Do you deal with legal compliance? 

Yes. We ensure properties meet current legislation, including EPC, Gas Safety, EICR, smoke and CO alarms, and deposit registration.

Are you members of any professional bodies?

Yes – we are members of recognised landlord and letting bodies, giving you peace of mind that we follow industry standards.

Tenants

How do I apply for a property?

Simply book a viewing through our office or online. If you’d like to proceed, we’ll ask you to complete an application form and provide ID, proof of income, and references. We’ll then carry out standard referencing checks.

Can I decorate or make changes to the property?

We want you to feel at home in your property. As a general rule, after your first year in the tenancy you can request permission to make decorative changes. This helps ensure you’re settled and planning to stay longer term.

What happens at the end of my tenancy?

Once notice has been given, we’ll carry out a check-out inspection. Provided the property is left in good condition, your deposit will be returned promptly.
